Research of the influence of external and internal factors on real estate investment strategy

Abstract
The purpose of the article is to conduct research on factors affecting the value of residential real estate in different regions of Ukraine in the post-war period. The article researches the residential real estate market in Ukraine and shows the dynamics of development regions. The authors use geographic information systems to implement the research goal. The article sets the task of processing large arrays of statistical data collected from various sources of information. The authors carried out the implementation of the task with the help of spatial analysis using the appropriate modules of the ArcGis software. Using a geoinformation system allows you to significantly increase the speed of information processing, to obtain clear and visual infographics. The authors conducted studies of the primary and secondary real estate market. According to the result of the research, the authors built a general table of real estate prices. With the help of ArcGIS, information, and digital maps of the value of real estate by region were built. The article identifies factors influencing the development of the post-war real estate market. The authors predict that the demand for real estate will grow. Accordingly, the value of real estate will increase. The authors investigated the influence of factors on the value of residential real estate in Ukraine, identified two main groups of factors, and disclosed their components. The article determines the interaction of external and internal factors influencing the development of the post-war Ukraine real estate market. The authors made conclusions regarding the prospects for the development of the residential real estate market of Ukraine in the post-war period. The article defines the purpose of purchasing real estate and cases of investing in real estate. The research carried out in the article will help stakeholders determine the strategy for investing in real estate in the post-war period of Ukraine's development.
